Porsche Design Tower is the building where your car rides up with you. Three robotic elevators —the Dezervator— carry the vehicle from the street into a private garage inside the residence itself, on whatever floor it sits. It is not a marketing trick: it shapes the floor plan, the price and the type of buyer.

132 residences across 60 oceanfront floors in Sunny Isles Beach, delivered in 2017. Almost a decade of resales, which is exactly what lets you read the market with data instead of opinions.

The garage is the value axis

In this building the variable that moves price most is not the view or the floor: it is how many cars fit in the residence. Across the closed sales the MLS records, units with a four-car garage closed at a median of US$10,000,000, against US$4,300,000 for two-car units. More than double.

That figure appears in no listing. A buyer comparing two units of similar size has no way of knowing the price gap sits in garage capacity. The full table is below so you can see it yourself.

The resale thesis

The building has been delivered since 2017: no construction risk, amenities running, and units you can walk. In exchange, inventory is scarce —132 units— and the price already carries the brand and finished-product premium.

The right question is not whether Porsche Design Tower is good, but whether the specific unit is well bought: price per square foot against the building's own sales, garage capacity and exposure.

Foreign buyers
