One Thousand Museum is the only residential tower Zaha Hadid designed in the Western Hemisphere, and the last she drew before her death in 2016. Its concrete exoskeleton —a curved lattice holding the building from the outside— is not decoration: it is the structure, which is why the residences have no interior columns.

83 residences across 62 floors facing Museum Park, between the Pérez Art Museum and the Frost Museum of Science. Delivered in 2019, it is today a small, high-ticket resale market: of the closed sales the MLS records, the vast majority are four- and five-bedroom units.

Why scarcity rules here

83 units in a city where new towers hold 300, 500 and even 1,600 apartments. That changes the market's mechanics: in a typical year fewer than ten transactions close in the entire building. There is no surplus inventory, and price is set not by internal competition but by what a particular buyer will pay for a particular unit.

That is why the closing history matters more here than anywhere else: with so few transactions, a single badly compared sale distorts the perception of the whole market.

The thesis

Buying here means buying signed, unrepeatable architecture. Zaha Hadid died in 2016 and there will be no other tower of hers in Miami. On top of that the building is finished: no construction risk, amenities running, and physical units you can walk.

The right question is not whether the building is good —it is— but whether the specific unit is well bought against what was actually paid in the building itself. That table is below.

Foreign buyers

No visa, residency or citizenship required. Holding title personally exposes you to U.S. estate tax —a mere US$60,000 exemption for non-residents— which is why many foreign buyers acquire through a Florida LLC. See buying Miami real estate with an LLC.

Non-residents qualify for financing: a foreign national loan, typically 30%–40% down. And in resale it pays to manage FIRPTA with the closing agent: if the seller is foreign, the buyer withholds a percentage of the price against the seller's tax.
