Aston Martin Residences is the sail-shaped tower that closes Downtown Miami's skyline at the mouth of the river, where the water opens into Biscayne Bay. Delivered in 2024, it is no longer preconstruction: it is a finished asset, with amenities running and a resale market of its own.
Developed by G&G Business Developments and designed by Luis Revuelta —Revuelta Architecture, of Miami— together with Argentine studio Bodas Miani Anger, with Aston Martin's design team behind lobbies, interiors and amenities, the tower rises 66 floors with 391 residences on one of the city's most singular parcels: the point where the Miami River meets the bay. That siting gives it water views in nearly every orientation and makes it one of the tallest all-residential buildings south of Manhattan.
For today's buyer what matters is not the rendering but the secondary market: which units owners are reselling, at what price per square foot, and what the tower offers in rentals.
In a one-of-a-kind building, two units of the same size can be worth very different amounts. Three variables explain almost the entire price gap.
The view. Not all orientations are worth the same. Residences facing the bay and the river mouth —open water to the east and south— command the premium; those facing the city and Brickell trade below, though they are attractive. Before comparing prices per square foot, compare exposures.
The floor. Price per square foot rises with height: more light, less obstruction and, on the upper levels, the best view. The value jump between the middle band and the high floors is usually larger than the height difference suggests.
The line. Each line —the column of units sharing a position on the floor plate— has its own terrace and exposure. Knowing which line you are looking at, and its resale equivalent, is the difference between paying market and overpaying.
Buying resale rather than preconstruction changes the risk profile. Construction and delivery risk disappear: the building is built, amenities are running and the unit is physical, not a floor plan. In exchange, you compete for scarcer inventory and the price already carries the finished-product and brand premium.
The right question is not whether Aston Martin Residences is good —it is— but whether the specific unit is well bought: price per square foot against the building's own recent sales, quality of the line and exposure, and margin against what that unit would ask in rent. For the investor moving into dollars and looking for a trophy asset with its own marina, signature design and an irreplaceable waterfront, a well-chosen unit combines scarcity, brand and a location that is hard to replicate.
No visa, residency or citizenship is required to buy in Miami. Structure: holding title personally exposes you to U.S. estate tax —a mere US$60,000 exemption for non-residents— which is why many foreign buyers acquire through a Florida LLC. Financing: non-residents do qualify. You can buy all cash or with a foreign national loan —typically 30%–40% down, a slightly higher rate, and documentation your bank or accountant can prepare.
FIRPTA: in resale, many sellers are foreign too. FIRPTA requires the buyer to withhold a percentage of the price (typically 15%) against the seller's tax. As a buyer it costs you nothing, but it affects closing and is a negotiating lever worth managing with the closing agent.
