Miami Beach divides into three sub-markets with distinct dynamics: South of Fifth (ultra-luxe oceanfront), Mid-Beach (Faena District, Edition, Carillon), and North Beach (accessible entry into the neighborhood).

For investors, the proposition varies radically across the three. South of Fifth is the most institutional with $3M–$30M tickets. Mid-Beach combines branded residences with extremely high vacation rental cap rates (6–8% in corporate operation). North Beach offers entry from $500K with 10-year upside.

The neighborhood has Florida's strongest cultural and architectural identity (Art Deco, MiMo) — and that's both its greatest appeal and its greatest regulatory restriction.
